1. Professional Services & Estimates

Drains By James Inc. provides specialized drain, sewer, and trenchless pipe lining (CIPP) services.

• Free Estimates: All estimates provided via phone, email, orhttps://drainsbyjames.com/ are preliminary and non-binding.
• Mandatory Inspection: Due to the technical nature of pipe lining and hydro jetting, final pricing is subject to a video pipe inspection to confirm the structural integrity of the host pipe.
• CIPP Lining: While CIPP lining is designed to avoid excavation, if a pipe is completely collapsed or offset beyond the capabilities of inversion lining, alternative repair methods and pricing will be presented.

2. SMS & Mobile Messaging (Consent & Emergency Updates)

3. Licensing & Workmanship Guarantee

Drains By James Inc. is fully licensed and insured. Since 2007, we have stood by our work with a Workmanship Guarantee. This guarantee covers the quality of our labor and the installation of materials (like epoxy resins) but does not cover the failure of existing, unlined plumbing or damage caused by prohibited items being flushed post-service.

4. Punctuality & Emergency Prioritization

We respond promptly to all calls. However, as a 24/7 provider, Drains By James Inc. reserves the right to prioritize life-safety emergencies (e.g., active main line backups in residential homes) over routine maintenance. We are not liable for delays caused by Greater Boston traffic, extreme weather, or equipment maintenance.

5. Professional Advice Disclaimer

Content on our website regarding drain maintenance or trenchless technology is for educational purposes. It is not a substitute for a professional video inspection. Drains By James Inc. is not liable for property damage resulting from DIY repair attempts or the use of chemical drain cleaners by the client.

6. Limitation of Liability

To the extent permitted by Massachusetts law, liability is limited to the total amount paid for the service. We are not responsible for pre-existing pipe conditions that may be exacerbated by high-pressure hydro jetting or mechanical snaking if the pipe is already in a state of advanced decay or structural failure.
